Real Estate agencies and property brokers are our core business partners. We aim to maintain a long relationship and value them for their work. Hence, we were able to source the best deals and re-hired good agents and brokers.

From brokers and agents, we are looking to receive off market opportunities or assets typically overlooked due to size, positioning or complexity of the overall situation. 

As we are flexible, fast and use technology, we aim to complete transactions 30% faster than other buyers.

We are looking for attractive properties in Germany and the United Kingdom to buy. We create special purpose real estate investment vehicles for our investments. Our typical investments should have the following features.

Focus on the most attractive opportunities in the “small to mid cap”
space (GBP5-100 MM)

Structure

Single assets, portfolios, non performing loans (with a view towards
ownership of the underlying assets)

Asset Class: Residential

Core plus, Value-add properties, Opportunistic or properties with extension or refurbishment potential

Asset Class: Commercial

Office, retail, logistics, hotels and student accommodation. Focus on properties in A and B locations with low WALT, high vacancies and /or other value-add or repositioning opportunities.

Asset Class: Development

Across sectors where planning permission has been granted or cancelled/aborted project developments.

Transaction

It is the most stressful situation for the vendor and also for the investor. All parties have an interest in completing the transaction. However, there are a number of variables, which can stop the transaction. It is an uncertain situation, where the other party or any other stakeholder might find a reason not to conclude the transaction. All stakeholders are fulfilling their duties and in case something does not seem to be right, the participant cannot proceed. As every property is different, a thorough due diligence has to be done by the stakeholders of the transaction. A very good broker can make a difference. He would be able to communicate clearly and precisely and chase up the participants to ensure that they are delivering the service in a timely manner. He is able to bring transparency into the transaction process.

We are working with excellent brokers and consider our work as a collaboration and ensure pro-actively, that the brokers will receive all required information from us before deadline. As we consider the brokers as our business partner, we returned to the same broker again and again to complete a number of transactions.
